What's Included in My New Home?

Your new home is “move in” ready and includes fridge, microwave, oven, hob, blinds, heat pump, dishwasher, washer/dryer, and letterbox. For more information, download the Appliance Package document here.

At Envision Developments we use high quality appliances and materials such as Argon Gas.

Absolutely, all our homes include double glazed windows, floor, wall and ceiling insulation and blinds. You’ll find your new home built to the highest building standards and healthy homes compliant.

How We Build

We strip back soil and replace it with compacted gravel to create a solid and stable base for your new home.

Then we put an engineered rib raft slap (foundations) on top of the gravel raft. This means your house is sitting on the ground rather than in it.

We use standard timber for our frames, trusses and mid floors which in turn keeps the construction very simple, it’s tried and tested and sustainable.

For weather tightness, we use either a solid air barrier or a ply with a build wrap on it which gets our building envelope watertight much quicker. It also offers some additional structural bracing on your home. We use Knauf insulation which has an R rating above the standard for the regions we build in.

Our homes are truly turnkey. All townhouses come finished with an appliance package that includes –an oven cooktop, range hood, washer/dryer and dishwasher. Heat pumps are suited to the healthy homes standards.

Pursuant with the Building Act, there is a 10 year structural warranty, and 1 year defects period on all new Envision Developments builds. We are confident with the products we use; as we purchase from reputable suppliers whose products carry strong warranties. On completion and settlement of every home build, we provide a Warranties and Maintenance Booklet. The booklet details and explains all the products and systems involved in building our homes and what warranties they provide.

The Master Build Guarantee is more designed for the build contract market where you make progress payments along the way. Envision Developments does not take staged progress payments throughout the build. Deposits paid are held in a Solicitors Trust Account and all purchasers conduct a final inspection prior to settlement, as such, the Master Build Guarantee was not the right structure for our developments.

What are the Steps to Purchasing a Home?

Contact one of our team to discuss and confirm availability of the home of your choice.

Our team will guide you through the signing process once you have chosen your home and it is time to sign the Agreement. The Agreement for Sale and Purchase of Real Estate (“Agreement”) we use is an approved Real Estate Institute of New Zealand and Auckland District Law Society Agreement.

Once the agreement has been signed by both you as the “Purchaser” and us as the “Vendor”, you have a 10 working days due diligence and finance period. The 10 days gives you time to consult and gain advice from your lawyer, accountant, finance broker etc or anyone else you rely on for advice.

Feel free to contact us with any questions or queries you have during this time, your sales consultant is here to help you. 

If for some reason you decide not to go ahead with the purchase, you can cancel the Agreement, with no questions asked, for whatever reason, during this time.

Once your agreement is confirmed by your lawyer, you then need to pay your deposit via your lawyer and your new home is secured.

Hand over! Once your new home build is completed and settled, we will be proud to handover your new property.
